We started in 2019 with a single observation: almost everyone in Bengaluru has a bad property story, and almost none of them are about price. They are about a listing that did not exist, a deposit that did not come back, a khata nobody mentioned, or a broker who stopped answering once the commission cleared.
Those are not market problems. They are operating problems, and they are fixable by a firm willing to do slightly less business slightly more carefully. So that is the firm we built — end to end, so nothing falls between people, and local enough that we can physically go and look at things.
Our office is on Borewell Road in Nallurahalli, a few minutes from Hope Farm. We work Whitefield and the eastern belt around it: Hoodi, Brookefield, Kadugodi, Varthur, Marathahalli, the ITPL corridor, Budigere Cross and Sarjapur Road. We turn down work outside that radius, because knowing an area properly is the only thing that makes our advice worth more than a portal search.
Today we handle buying, selling, renting, leasing, full property management, legal and documentation, and short-stay operations. The range exists for one reason: so that a client with a property problem has exactly one number to call.

We tell you when not to buy
The plot with the broken title chain, the flat priced 12% above its own block, the short-stay conversion the association will not allow. Saying so costs us the deal and keeps the client. That trade has worked out.
The fee is agreed before the work
Brokerage, management percentage, documentation charges — all stated in writing before you commit. Nobody discovers a number at the signing table.
One person owns your file
You explain your requirement once. The same person takes you from first call to key handover, and is still the person you call six months later.
We do not run bait listings
Every property on this site has been physically visited and carries a verification date. If it is gone, it comes off the site rather than staying up to farm phone numbers.
Vendor invoices pass through at cost
If we marked up the plumber, we would profit from things breaking. We do not, so we do not.
We work a radius, not a city
Whitefield and the eastern belt around it, properly. If your requirement is in Jayanagar, we will say so instead of pretending we know it.
