An agreement of eleven months or less can be executed on stamp paper and notarised, which is what most rentals do. Anything above eleven months legally requires registration under the Registration Act. Registering even an eleven-month agreement is worth considering because an unregistered document has limited evidentiary value if a dispute reaches court.
A-khata means the property is on the primary register of the local body — legal, loan-eligible, and freely transferable. B-khata means it is on a separate register for properties with deviations or pending regularisation. B-khata restricts home loans, building plan sanction and resale. It is the single most important thing to check before you buy.
