An empty flat costs morethan getting it right.
We take owner-side mandates on commission only. No listing fee, no retainer, no charge at all until a tenant signs or a buyer closes. Your risk in talking to us is a phone call.
What two months of vacancy actually costs you.
- Two months vacant
- ₹0
- On a ₹35,000/month flat
- Our entire fee
- ₹0
- One month's rent, on success only
- You keep
- ₹0
- By letting it in weeks, not months
This is arithmetic, not a sales pitch. The only way an owner comes out ahead by avoiding a broker is if the property lets immediately at full rent on their own — which happens, and when we think that is your situation we will tell you.
Six things we dothat you should nothave to.
Vacancy is the real cost
Two empty months on a ₹35,000 flat is ₹70,000. Our entire fee is one month's rent. The maths only works one way.
Screened tenants
Employment verification, landlord reference, ID checks and police verification support before anyone gets your keys.
Priced off real closings
We benchmark against what actually closed in your block, not against the aspirational asking prices sitting unsold on portals.
Agreement done properly
Drafted for your terms — notice, lock-in, escalation, damages — then registered, not left on notarised stamp paper.
Visits we handle
We run the viewings. You are not taking calls at work or showing strangers around your own flat on a Sunday.
Optional full management
Once tenanted, we can keep going — rent collection, maintenance, inspections and renewals — so you never handle it again.
Tell us aboutyour property.
We will come back with a realistic rent band based on what has actually closed near you, what we would fix before listing, and how long we think it will take. No obligation, no fee at this stage.
- A rent assessment with real comparables
- Honest view on what needs fixing first
- Expected time to tenant
- Written fee terms before anything starts

What clientsactually say.
“I live in Dubai and my flat in Whitefield used to be a running headache. They took over tenant handling and rent collection, and the first thing they did was send me a dated photo inspection I never had to ask for. Rent has landed on the same date every month since.”
What owners ask us first.
Nothing upfront. Owner-side letting is one month's rent, payable only when a tenant actually signs the agreement. If we do not find you a tenant, you pay us nothing. For sales, brokerage is agreed in writing before we begin marketing.
A correctly priced 2BHK or 3BHK in a decent gated community in Whitefield typically tenants in ten to twenty days. The single biggest variable is price — a unit set 8% above market can sit for two months, which costs far more than the price gap you were reaching for. We will show you the closed comparables in your own block before you decide the rent.
We verify employment, take a prior landlord reference where one exists, check ID and assist with police verification submission. A bad tenant is far more expensive than an extra two weeks of vacancy, and filling a property quickly with the wrong person is not a service — it is a problem deferred.
Yes. A large share of our owner clients are in other cities or abroad. We handle viewings, negotiation, agreement drafting, registration and handover, and can continue into full management afterwards so rent collection and maintenance are handled too.
That is straightforward and common. We onboard the property with a condition audit, introduce ourselves to your sitting tenant, and take over rent collection, maintenance coordination and reporting from the next cycle.
Yes, and we will show you the transactions behind that view. Agreeing with an owner's number to win the listing and then quietly failing to let the property is the most common thing brokers do in this market, and it wastes months of your rent.
